Apartment & Strata EV Charging

EV Charging in Your Strata? Get It Done Right.

Charging an EV from a standard GPO in your car space is a fire risk, a metering nightmare, and often a strata rule violation. Voltie Electrical designs and installs compliant dedicated EV charging systems for apartments and strata complexes across the Sutherland Shire.

  • Dedicated circuits — no overloading shared car park wiring
  • Individual metering so you pay only for what you use
  • Strata-compliant documentation and load calculations supplied
  • Installations across Cronulla, Miranda, Sutherland and surrounds

Why Apartment EV Charging Is More Involved Than a House Install

Plugging a level-1 extension lead into the nearest car park outlet feels convenient until you check your strata by-laws, read the switchboard label, or notice the outlet is on a shared circuit feeding 12 other spaces. That single outlet was never rated for continuous 10A EV loads overnight, and the wiring back to the main switchboard may be undersized for it.

A proper apartment or strata EV charger installation starts with a load assessment of the building's existing electrical infrastructure. In older Cronulla and Miranda apartment blocks — many built in the 1970s and 80s — the car park sub-boards were designed for lighting and car lifts, not multiple simultaneous EV chargers drawing 7–22kW each. Knowing the available capacity before any work begins prevents nuisance tripping, damage to shared wiring, and rejection by the strata manager.

Dedicated cabling must run from the correct sub-board or a new consumer mains point directly to your car space, with a circuit breaker and RCD protection sized to the charger. Where multiple residents are installing chargers, load-management systems can be specified so chargers communicate with each other and share available capacity — preventing the building's main fuse from blowing at 11pm when everyone plugs in simultaneously.

Individual metering matters just as much as the electrical work. Without a sub-meter on your dedicated circuit, the electricity you use to charge your car is billed to the building's common-area account. Correcting that later requires re-opening walls and conduit. Getting the metering right at installation time is far cheaper.

What Voltie Does Before, During, and After the Install

Strata EV charger jobs are not a one-trade task. Voltie Electrical manages the electrical scope and coordinates the documentation strata committees actually need to approve work — so your application doesn't stall at the first meeting.

  • Site inspection: cable route, sub-board capacity, conduit access, and car space location measured and documented
  • Load calculation report prepared — required by most strata managers before approval is granted
  • Strata by-law compliance check against the building's current by-laws (by-law 5 under the Strata Schemes Management Act
  • Dedicated circuit installed from the appropriate switchboard, in conduit where exposed, with correct cable sizing to AS/
  • RCD and circuit breaker protection fitted — mandatory for EV charger circuits under Australian standards
  • Sub-meter installed and registered so your usage is separate from common-area electricity

FAQ

Apartment & Strata EV Charging — Common Questions

Yes, in most cases. Under the NSW Strata Schemes Management Act 2015, any work that modifies common property — including electrical conduit routes through the car park — requires strata committee approval. Some buildings have by-laws that streamline the process; others require an owners corporation vote. Voltie can supply the load calculation report and scope-of-work documentation that strata managers typically request before putting the item to a committee meeting.
